Tract 1: 13.1± acres. Farmland or building site. This mostly tillable tract has approx. 600-ft. of road frontage along St. Rt. 249 and is comprised of Shoals silt loam (Sh), St. Clair silty clay loam (SbC2), Digby loam (DmA), and Fulton Loam (FsA).
Tract 2: 2.3± acres. Potential building site with approx. 195-ft of road frontage along St. Rt. 249. Includes existing barn in current condition.
Tract 3: 10.0± acres. Potential building site or recreational area with some established trees.

10% non-refundable down payment due at conclusion of auction. Balance due at closing on or before 30 days. Farming rights may be granted early with down payment & proof of financing. Buyer will be required to enter into a cash purchase contract that is not contingent upon financing. Be sure to have your financing secured before the auction.
Aerial map lines and acreages are estimates based on aerial imagery and tax card information. Survey will be provided by Seller if required by County. Regular staking by surveyor and at their discretion. Any additional staking requested by purchaser will be paid by purchaser. This includes if property is bought as a whole and buyer wishes to make splits with others. It will be at buyer’s cost. Including deed and title work.
